Buying A Property  
Buying a property in Spain can be a minefield so be prepared for the pitfalls and you will save time, money and possible heartache.

If time is not a factor, then buying a new build may be a good value option. Be prepared to wait up to 2 years for your property. Builders may run late and specifications may not be as promised but choose a good builder and you shouldn't encounter many problems.

If you want a property yesterday then a resale will be the best option for you. The advantage here is that what you see is what you get.
The Best Way To Buy
This is the way we recommend but of course, it is only our personal opinion.

1) Do your homework. The internet contains a wealth of invaluable information when thinking of buying a Spanish property.Have a good look round as many sites as you can and really get a "feel" for the place.

2) Visit the area. Not on the old inspection trip routine, but go out independently. Torrevieja is very spread out, so visit the urbanisations and make a shortlist.

3) Talk to the local people and find out the pros and cons of each urbanisation on your shortlist.

4) Find a good lawyer. If he or she is good, they will save you a lot of time and possibly money. Recommendations count for a lot when choosing a lawyer - but don't be swayed by the vendor telling you how great their lawyer is.

5) Open a bank account as soon as possible. Choose a bank where the staff speak your language. Again, recommendations are the best way to go here.

6) Be prepared. If you intend to buy on this trip, have your deposit in place with the bank. Please do not leave cash in the property you are staying in. Your deposit will usually be 10percent of the asking price with a resale. New builds work differently with a usual £2000 deposit with payments being made in stages - usually in quick succession.

7) Be aware that you will need to add around 10percent to the asking price to cover the tax on the property and legal fees.

8) When you find the property for you - ask questons. You will need to know how much the community fees are, is the area resedential or mainly holiday lets, what security is in place etc etc.

9) A lot of agents add huge amounts to the price of a property. If you do need to go through an agent, try to get one recommended to you by someone who doesn't have a vested interest in the subject !

10) Don't panic if you don't find your dream home on your first visit. Take your time and don't be rushed into anything. Cheap flights and reasonably priced accommodation mean it won't be long before you can go back for another look.
